Key Responsibilities
Strategy & Budget Management
Develop and execute leasing strategies to achieve or exceed annual revenue targets for leasing, short-term retail (STR), and media or partnership programs.
Prepare annual leasing budgets and revenue forecasts including base rent, turnover rent, short-term leasing, advertising, and sponsorship income.
Provide market insights on rental levels, tenant renewals, lease expiries, and potential churn to support accurate financial forecasting.
Monitor financial performance against budgets, identifying risks, opportunities, and areas for improvement.
Contribute to quarterly reforecasts and annual business planning initiatives.
Leasing & Tenant Management
Conduct ongoing market research including competitor analysis, retail trends, and tenant performance evaluation.
Build and maintain strong relationships with retailers, local brands, and food & beverage operators.
Identify and secure new leasing opportunities that align with the retail precinct’s tenant mix strategy.
Manage the entire leasing cycle including prospecting, site tours, negotiations, lease agreements, and tenant onboarding.
Prepare and manage leasing documentation such as Letters of Intent (LOIs), contracts, amendments, and renewal notices in coordination with legal teams.
Monitor lease expiries, renewals, arrears, and occupancy levels to ensure proactive asset management.
Maintain accurate leasing dashboards, reports, and pipeline trackers.
Short-Term Leasing, Pop-Ups & Activations
Develop and manage a strategic short-term leasing and pop-up program to activate underutilized spaces and introduce innovative retail concepts.
Identify potential vendors, kiosk operators, seasonal retailers, and experiential brand activations.
Manage agreements, pricing, compliance, operational setup, and turnover of short-term tenants.
Coordinate with operations, safety, and community teams to ensure seamless activations.
Advertising & Sponsorship Opportunities
Identify and monetize on-site advertising opportunities such as digital displays, banners, event branding, and experiential zones.
Secure sponsorship partnerships for community events, marketing campaigns, and retail activations.
Develop commercial packages, rate cards, and partnership proposals to attract brand collaborations.
Requirements
Bachelor’s degree in Business, Marketing, Real Estate, or a related field.
3–5+ years of experience in retail leasing, commercial leasing, or business development.
Strong negotiation and deal-closing abilities.
Excellent communication and presentation skills.
Solid commercial and financial understanding with the ability to interpret revenue forecasts and budgets.
Knowledge of the retail and food & beverage sector, including market trends and tenant requirements.
Creative thinking for pop-up retail concepts, brand activations, and sponsorship opportunities.
High attention to detail and strong documentation management skills.
Fluent in written and spoken English.
